When the Garage Does All the Work

Epoxy flooring in Coral Springs is mostly about garages, and for a local reason. The city was master-planned by Coral Ridge Properties, and its rules on commercial signs, exterior paint colors, roofing materials, landscaping, and recreational vehicle and boat storage are strictly enforced. When a boat, trailer, camper or work gear cannot sit in the driveway, the garage takes on a lot. A floor that gets that kind of use needs to resist tire marks, oil, trailer jacks and dragged equipment.

Three decades of slabs

Coral Springs was chartered on July 10, 1963. In the 1970s, 1980s and 1990s it grew by more than 35,000 residents each decade, and it reached residential build-out in 2003. So the city has a wide range of slab ages. A home from the first wave may have a garage floor that is over fifty years old. A home from the late 1990s may still have its original smooth, troweled finish. Each needs a different starting point.

What slab age tells us

  • Early homes: more cracking, older paint or sealer layers, and joints that have opened over time
  • Middle-era homes: stains from decades of parking, plus patches from past repairs
  • Newer homes: a dense, smooth surface that must be ground before any coating will bond

Every job gets diamond grinding, crack repair and a moisture check, but the time each step takes varies, and that is reflected in your written quote.

Storms and the canopy

Hurricane Wilma in 2005 was the strongest storm to hit Coral Springs since it was incorporated, with the eye passing directly over the city. The city estimated that the storms of 2004 and 2005 reduced tree canopy coverage by about one third. Less shade means more direct sun on patios and pool decks, which is hard on plain epoxy. Outdoors we use a UV-stable topcoat so the floor does not yellow or chalk.

A garage system for heavy use

For garages that hold a boat or trailer, we recommend a full-broadcast flake floor with a polyaspartic topcoat. The flake adds thickness and hides scuffs. The topcoat resists hot-tire pickup, gasoline, brake fluid and the marine products that end up on a garage floor. Where a trailer jack or tongue wheel rests, we can add extra build in that spot.

Other work we do in Coral Springs

  • Patio & Lanai Coatings for pool decks and screened lanais that lost shade
  • Concrete Crack & Slab Repair for settled joints in older garages
  • Commercial Floor Epoxy for businesses in the Corporate Park and along University Drive
  • Polyaspartic Floor Coating when the garage has to be back in service fast

Following the city's appearance rules

Garage floor coatings are interior work. Exterior jobs such as a front walk or driveway may fall under the city's appearance rules or your HOA's rules. If you plan to coat anything visible from the street, check first. We can supply a color sample and product details for any review.

Coral Springs Rules and History

  • Strict exterior rules. The city strictly enforces restrictions on commercial signs, exterior paint colors, roofing materials, recreational vehicle and boat storage, and landscaping.
  • Fast growth, then build-out. Chartered in 1963, Coral Springs added more than 35,000 residents in each of the 1970s, 1980s and 1990s, and reached residential build-out in 2003.
  • Hurricane Wilma. Wilma in 2005 was the strongest hurricane to hit the city since incorporation. Storms in 2004 and 2005 cut tree canopy coverage by about one third.
  • Drained farmland. Before development the area was marshy land, drained by canals and levees, then used as a bean farm and later for cattle before Coral Ridge Properties bought it in 1961.

Coral Springs Questions

Will a coated garage floor hold up to a boat trailer?

A full-broadcast flake system with a polyaspartic topcoat handles trailer wheels and jacks well. We can add extra thickness where the tongue rests. Hard steel stands without pads can still scratch, so we suggest a rubber pad under them.

My Coral Springs home is from the 1990s and the floor looks fine. Why grind it?

Smooth, dense concrete is too slick for a coating to grip. Grinding opens the surface so the primer can bond. Skipping it is the most common reason DIY coatings peel.

Do I need city approval to coat my garage?

A garage floor is interior work. For anything visible from the street, check with the city or your HOA first. We can supply product and color details.
