One City, Several Generations of Slabs

Epoxy flooring in Sunrise depends a lot on which part of the city you are in. Sunrise grew in stages, from a small golf village in the east to large annexations reaching the Everglades in the west. A slab from the first years and a slab from a later subdivision can need very different prep. We look at your floor first and price the work to match.

How Sunrise grew

In 1960, Iowa-born developer Norman Johnson paid $9 million for 2,650 acres in southwestern Broward County. To draw buyers, Johnson and F.E. Dykstra built a fully furnished "upside-down house," which became a national attraction. The community was incorporated on June 22, 1961 as Sunrise Golf Village and had about 4,300 residents on 1.75 square miles by 1967. Real growth came in the 1970s as Broward pushed west. The city took the name Sunrise by referendum in 1971 and grew through annexation to more than 18 square miles. By October 1984 its population was estimated at 50,000.

For homeowners, that growth pattern means:

  • Older eastern sections: original slabs with decades of tile, paint and patching to remove
  • 1970s and 1980s neighborhoods: attached garages with settlement cracks and worn coatings
  • Western areas near the Everglades: low ground that calls for a moisture check before any coating

A commercial city as much as a residential one

Sunrise is home to Sawgrass Mills, which opened its first phase in 1990 and has grown to almost 2.3 million square feet with about 350 outlet and value retailers. Sawgrass International Corporate Park covers 612 acres and is described as the largest corporate park in South Florida. The Amerant Bank Arena, opened in 1998, is home to the NHL's Florida Panthers and is the largest indoor arena in Florida. Around those anchors are offices, restaurants, service bays, storage and light warehouse space.

Commercial floors in Sunrise that we coat:

  • Retail and dealership space: clean solid colors or metallic finishes that look sharp under bright lighting
  • Back-of-house and stockrooms: heavy-duty coatings that take pallet jacks and carts
  • Restaurant kitchens: textured, slip-resistant finishes that handle hot water and degreasers
  • Offices and clinics: low-odor systems that can be installed after hours
  • Warehouses: thick coatings with optional line striping for aisles and safety zones

Working around business hours

Most Sunrise businesses cannot shut down for a week. We schedule commercial work in sections, overnight or across a weekend, and use fast-curing polyaspartic topcoats when the timeline is tight. We plan dust control and ventilation so neighboring units are not affected.

Large buildings, large slabs

Commercial floors in office parks and big retail spaces are often newer, power-troweled concrete. That surface is very smooth and dense, and coatings will not grip it until it is ground open. Many also have old adhesive from carpet tile or vinyl plank that must come off completely. We measure, test a small area if needed and give you a written plan for prep, coats and phasing before we start.

Homes near the arena and the mall

Residential neighborhoods sit close to these commercial areas. For homes, our most common jobs are garage flake systems, interior floors once tile comes up, and screened patios. We give homeowners the same written scope and schedule we give businesses.

Sunrise Questions

Can you coat a retail or office floor in Sunrise without closing the business?

Often, yes. We work overnight, over a weekend or in sections, and use fast-curing topcoats when time is tight. We agree on a schedule in writing before we start.

My home is in western Sunrise near the Everglades. Is moisture a problem?

It can be anywhere in Broward, and low ground adds to it. We test the slab before choosing a primer. If moisture reads high, we use a primer rated for it or recommend waiting.

Do you coat warehouse and storage floors?

Yes. We use thicker systems for forklifts, pallet jacks and carts, and can add striping for aisles, loading areas and safety zones.
