Two Generations of Slabs in One City
Epoxy flooring in Pembroke Pines depends on which side of the city you live in. The area started as dairy farms, and one of the first homes was built in 1956. In 1980 the city annexed land from Flamingo Road to U.S. 27 and doubled its size. Then Hurricane Andrew in 1992 sent thousands of south Miami-Dade residents north, and many settled here. The population went from 65,452 in 1990 to 171,178 in 2020.
East of I-75
The older neighborhoods closer to the Turnpike and University Drive have homes that are now 40 to 60 years old. Garage floors here often have:
- Old paint or sealer that is peeling
- Settlement cracks and patched trenches from plumbing work
- Oil stains that have soaked in for decades
These floors need the most prep. We grind, fill and patch, and we use concrete crack and slab repair before any coating goes on.
West Pines
The area west of Interstate 75 is mostly subdivisions built since Hurricane Andrew. Those slabs are newer and often smooth and dense. A smooth slab still needs grinding so the coating can grab. Owners here usually ask for a flake garage system or a polyaspartic floor coating so the garage is back in service fast.
Low ground and heavy rain
Pembroke Pines sits close to sea level. A 2017 study ranked it third among U.S. cities most vulnerable to coastal flooding, with 116,000 residents living in FEMA's coastal floodplain. North Perry Airport records about 62 inches of rain a year under 1991 to 2020 normals, and June is the wettest month. Water near the slab can rise as vapor, so we test every floor and choose a primer that suits the reading.
Patios after a storm
Outdoor slabs take on standing water during the wet months. If your patio holds puddles or slopes toward the house, we will talk about that before coating. Our patio and lanai coatings use a textured, UV-stable finish that sheds water and gives grip.
Shops and offices
Pines Boulevard is the city's main east-west road, lined with shops and offices. For storefronts, offices and storage rooms, we install commercial floor epoxy that stands up to carts and daily cleaning. We can work after hours to keep the business open.
What our visit includes
We measure the area, look at the concrete closely and take a moisture reading. We look for old paint, cracks, oil soaked into the slab and signs of past water. Then we recommend one system and explain why it fits your floor. The written quote lists the square footage, the prep, each coat and the total. You also get written times for walking, moving things back and parking. If a slab issue cannot be fixed with a coating, we say so before you pay anything.

Pembroke Pines Questions
My house is in West Pines and fairly new. Does the slab still need grinding?
Yes. Newer slabs are often smooth and dense, and a coating needs a rough, open surface to bond. Grinding also removes any curing compound left from construction.
Can you coat a garage that flooded in a storm?
Once the slab has dried, usually yes. We test the moisture level first. If the concrete is still wet, we wait or use a primer rated for higher moisture.
How do you handle old peeling paint on an east-side garage floor?
We grind it all off. Coating over loose paint fails because the new layer is only as strong as the paint under it. After grinding we fill cracks and then coat.
